Tenants often modify the rented space themselves or seek to have the landlord modify the space. If an improvement is attached to the property, it belongs to the landlord. Trade fixtures, however can be removed if it can be done without damaging the property and have not become an integral part of the structure (deciding this depend on how expensive it is to return the premises to its original condition.)
Tenants can specifically designate what should be considered a trade fixture in the lease, and may also want to specify that future improvements can be considered trade fixtures.
