Tenants may seek to avoid large amounts of deposit if they can show that they are credit worthy and established businesses, or on the other hand if they are starting out they will seek to avoid large deposits as they will be short on capital.
In negotiating the deposit clause, some of the considerations will include who gets interest, where the deposit is held, how the deposit can be used, when can the deposit be used against the tenant, and when the deposit should be returned.
